Cape Cod Real Estate for Sale Information, Advice and Cape Cod Mortgage Rates.

Are you on the fence about buying, wondering when is the right time to act?  Well the answer is NOW!! Or 2 years ago but I am not sure who has a time machine that you could borrow. Anyway, we are currently seeing some historically low interest rates. I am talking about some of the lowest mortgage rates ever!!! Like most things that are too good to be true, they will not last long and this is a prime example. The economy has been dragging and was slow to recover but we are now starting to see new evidence and life has come back into the housing market. 2015 is staged to be a big real estate year and here is why I agree.

  Interest rates are not going to stay this low forever, and as soon as the housing market steadies, which we are already seeing signs of, the fed will raise rates. Take a look at the example below showing a comparison of the current rates to what is projected to happen over the next year or so. As you will see if you wait too long and the rates jump back up to 5% you will be losing nearly $3,516 per year!!Over 10 years that is $35,160!!!I don't know about you but I could certainly use an extra $3500 per year!

 $400k loan at 3.76% = $1,854.73  Over   30yrs  $667,704

 $400k loan at 5%      = $2,147.00   Over    30yrs $773,021

That is a difference of:

$293 per month or $3516 per year or $35,160 for 10 years!!

Another issue we are having in the Cape Cod housing market is a lack of quality inventory. In my opinion I think we will see a lot of new listings hit the market this year. We have been waiting years for the market to improve and now more than ever is the ideal time to list your home. The market is up and more importantly there are a ton of investors, first time home buyers, retirees and many more groups of people ready to take action. That built up demand creates a housing frenzy driving up prices.

Cape Cod Real Estate Property Search, Housing Newsletter, Real Estate Information.

Cape Cod Real Estate has been surprisingly busy for this holiday season. Typically once Thanksgiving comes and goes Cape real estate slows down. However, this year I have continued to see a lot of activity. The biggest issue has been inventory. I have gone on 4 listing appointments in the past few weeks and think that this winter and spring markets should be very strong. Consumer confidence is up, property values are on the increase and interest rates remain very low!! All signs are pointing for a hot spring market. The Cape Cod rental market is strong as ever and am surprised on some of the rental rates out there. You can pick up properties that will cover your costs or at least come very close. There is a new construction project on Taunton Ave in East Dennis that are 3 bedrooms for $699k and the weekly rental income could top $4500 per week in the summer. Cape Cod Real Estate Homes and Condos for Sale. William Raveis Mortgage and Insurance.

The Cape Cod real estate market has been very busy the last few months. We are finally starting to see more inventory hit the Cape Cod market and there are a lot of buyers out there!! Most of the Cape Cod buyers are still waiting for the right property to come on the market, but there has been some great activity. If you are sitting on the fence waiting you have to be ready to act quickly when the right property comes on because there is some strong competition out there. It is always a good idea to already be pre-approved. One of the many benefits of working at William Raveis Real Estate is that we have an in-house mortgage and insurance brokers.   Cape Cod real estate has slowly been recovering and we are on a steady upward trend. Interest rates remain extremely low and the jumbo rates market has been very good. I have been seeing a large increase in investors which is encouraging. Cape Cod has a very strong rental market. Something investors don't always think about is the need for year round rentals. Believe it or not people actually do live on the Cape year round and with all the summer rentals it is very hard for Cape Codders to find housing. If you are not planning on using the home for years to come a year round rental is ideal. Not only do you get 12 solid months of rental income the tenants usually pay all the utilities as well. Cape Cod Real Estate is starting to heat up but inventory remains low. Buyers, mostly investors have been flooding the market. I have been struggling finding quality Cape Cod homes and condos to show them. While there are some choices available the inventory is struggling. I have seen some new homes for sale come on the market but not nearly enough.

 I do remain positive that more homeowners on Cape Cod will start to list their homes for sale and have seen a multiple homes come on the real estate market every day. I think the main reason has been this colder and snowier than normal winter on the Cape. Although the days grows longer and the sun stronger and before you know it spring will be here on Cape Cod. I for one cannot wait for the warmer temps and boating weather.

Cape Cod Real Estate, Listing a Home or Condo for Sale. Timing is everything so is the Agent.

Cape Cod, Ma real estate is starting to pick up and we are slowly seeing more and more homes and condos for sale come on the market. This is a good thing because the inventory on Cape Cod has been a bit on the lower side. If you are thinking about selling your home now is the time to find a Realtor (ideally myself) and start the listing process. 

Listing a property correctly and effeciently takes more time than you think. If your agent lists a property in a day with no photos and lack of description and a plan just to get it on the market quick, then they could actually cost you money in the long run . You have one shot to wow the potential buyers and most time agents out there. You need to come at them full guns blazing and do a strong marketing push right off the bat. Social media, pictures, open house, broker tour and print advertising to name a few.  It is all about the buzz and momentum. When the real estate buzz fades away then your properties value is going to start to diminish every day it is on the market. 

One of the most paramount items when listing your home for sale on Cape Cod are photos.  The internet is such a huge player in todays market that if you don't have quality photos of your home you could be missing out on a potential buyer. Buyers are looking at homes for sale on Cape Cod, Ma online before they even contact a realtor and have already made their mind up about certain homes. Also, videos and interactive floor plans are very helpful and the new age buyer are looking for those type of things. The more you can appeal to a broader the horizon the easier it will be to find a buyer.  I also know you hate those opportunistic open houses but have at least one! If you don't want a lot of random strangers coming into your home do a special one just for your neighbors. Word of mouth travels fast these days and on Cape Cod you would be surprised how many people are out looking for their sons, daughters, parents, friends, etc. There is a lot more than you think that goes into listing a home and finding the right broker is crucial.

Cape Cod real estate has been trying to get going over the past year but we have seen a serious decline in homes and condos for sale on Cape Cod, Ma.  We need listings!! There are plenty of investors ready to move forward on buying a home or condo for sale on Cape Cod. Property values have been steady and we have not seen too much movement from the bottom of the market. There are of course some exceptions to the rule all depending on location, condition and of course price range. The Cape market is a different animal in the fact that not all homeowners have to sell their property. Some are rental properties that enjoy a nice rental income helping them pay the mortgage and other bills other are properties that have been passed down generation to generation. This allows them to stand tough and wait for the right offer should it present itself. The best advice I can give to a prospective home buyer is that if you like the house check out the recent sales in that immediate area, talk to your broker and figure out a price you feel comfortable paying and make an offer. It does not have to be 98%, 95% or even 90% for that matter it is what you are willing to pay for the home. If the homeowner doesn't like it then move on. There are other homes on the horizon. In order for you to stay competitive and up to date in today's market you can't afford to always wait for your Realtor to send you a new listing. A bit of a shocker here, you are not the agents only client. We are sometimes working with a lot of buyers and keeping them up to date 24 hours a day is no easy task. New listings come on the market at all hours and times of year. With the competitive influx of buyers you have to be ready to act and fast. Another important tip, have your financing in order!! Talk to a local bank and figure out financially where you are at and have them do a pre-approval. It only adds strength to your offer. The fact is that quality listings in a good price point and location are selling rapidly and you don't want to have to wait to have a bank give you a pre-approval when others who are prepared are already making an offer. Granted the pre-approval is a quick process it does not mean what they pre approve you for is what you want to or should be paying.
