Cape Cod Real Estate is starting to heat up but inventory remains low. Buyers, mostly investors have been flooding the market. Listing a property correctly and effeciently takes more time than you think. If your agent lists a property in a day with no photos and lack of description and a plan just to get it on the market quick, then they could actually cost you money in the long run . You have one shot to wow the potential buyers and most time agents out there. You need to come at them full guns blazing and do a strong marketing push right off the bat. Social media, pictures, open house, broker tour and print advertising to name a few.  It is all about the buzz and momentum. When the real estate buzz fades away then your properties value is going to start to diminish every day it is on the market.

Cape Cod real estate has been trying to get going over the past year but we have seen a serious decline in homes and condos for sale on Cape Cod, Ma.  We need listings!! It does not have to be 98%, 95% or even 90% for that matter it is what you are willing to pay for the home. If the homeowner doesn't like it then move on. There are other homes on the horizon. In order for you to stay competitive and up to date in today's market you can't afford to always wait for your Realtor to send you a new listing. A bit of a shocker here, you are not the agents only client. We are sometimes working with a lot of buyers and keeping them up to date 24 hours a day is no easy task. New listings come on the market at all hours and times of year. With the competitive influx of buyers you have to be ready to act and fast. Another important tip, have your financing in order!! Talk to a local bank and figure out financially where you are at and have them do a pre-approval. It only adds strength to your offer. The fact is that quality listings in a good price point and location are selling rapidly and you don't want to have to wait to have a bank give you a pre-approval when others who are prepared are already making an offer. Granted the pre-approval is a quick process it does not mean what they pre approve you for is what you want to or should be paying. Cape Cod Real Estate

Cape Cod is a fantastic place to be this time of year.  The flowers are in full bloom the days are sunny and warm  and the traffic is still at a minimum.  While I sit in my office in Brewster gazing out at the sunny days I think about how lucky I am to be living on the Cape. With so many outdoor activities to take part in, it is hard to fit them all in.  The kayacking on Cape Cod is truly amazing.  There are so many little estuaries to pop in and out of.  Bass Hole in Yarmouthport remains my favorite spot.  There are so many trips you can take it is sometimes hard to choose.  You can go deep into scorton creek and wind through the river, you can follow the coastline to barnstable harbor, or you can go around chapin beach around to mayflower and corporation beach.  Another favorite is in little pleasant bay in orleans.  Another great outdoor sport to get into is biking.  The cape cod rail trail is an amazing adventure.  You can start in Dennis and make your way all the way to Wellfleet.  Along the way they have stops in Harwich, Brewster, Orleans, and Eastham.  Enjoy a clam roll in brewster at Cobies, stop by and get some chocolate or ice cream at the Chocolate Sparrow in Orleans, how about a quick round of mini golf in Eastham.  Also the cape is home to some great dirt trails as well.  Try Nickerson State Park in Brewster.  That is all for now but will be in touch soon.  I am off to enjoy another beautiful Cape Cod afternoon.
 

Cape Cod, Ma, What to Do when I get here??

Probably the most frequently asked question among clients and guests visiting Cape Cod is "What can I do other than go to the beach".  My answer is usually how long are you here.  Cape Cod has an abundance of activities to keep anyone occupied and excited to be on the Cape.  While on Cape Cod, Ma a must do is go on a whale watch. "In 1975 the Dolphin Fleet started whale watching out of Provincetown, Massachusetts with the hope of bringing an understanding and awareness to the public about whales and their environment. They ventured out on educational trips with scientists to study whales as well as educate the public about marine mammals and their habitat". Another interesting day could be spent at the Cape Cod Natural Museum of History. "The Cape Cod Museum of Natural History in Brewster, Massachusetts, on Cape Cod, was founded in 1954. Our mission is to encourage and advance understanding of our natural environment through discovery and learning. The museum is housed in a 17,000 square foot building on its own 80-acre site, abutted by 300 acres of town-owned conservation land". They have amazing conservation walks with guided tours daily. Route 6a has a plethera of antique shops.  Hop in the car and go for a drive down the old kings highway and take in all the eclectic shops 6a has to offer.  Mini golf anyone?  Jump back into the days of the old with a round of mini golf in the hundreds of locations on Cape Cod, Ma.  I remember begging my mother and father to stop at Pirates Cove in Yarmouth.  I loved that place.  To this day my fiance and I still visit and put in a couple of rounds a year. Speaking of golf, Cape Cod houses a very wide range of golf courses ranging from par 3 courses to pga sanctioned courses.  If you need any advice on what courses to play let me know, I am a golf addict and try to play as many as possible. If you like to fish then you are in luck, there are tons of opportunities to fish on Cape Cod, whether it's visiting one of the many ponds and lakes and doing some freshwater fishing or hopping on a charter to take advantage of some of the best saltwater fishing around.
